Identify the interest

A buyer may be asking about a full mineral interest, an undivided share, a royalty interest, or only certain tracts. The interest named in the offer should match the records you have.

Match the legal description

Look for the county, survey, abstract, lot, block, or other legal description. A familiar family name or a lease name is not enough to identify a tract.

Separate price from terms

Read the price together with the closing date, title requirements, documents to be signed, and any conditions. The written terms describe the transaction; a phone estimate does not.

Keep your records together

Gather deeds, probate papers, old leases, division orders, and prior offers before responding. You can also ask your own lawyer, tax adviser, or other trusted professional to review the documents.
